The contract between you and the contractor should outline the project in detail and protect each of your interests. This written document should include:

  • Address of the property where the work is to be done
  • Contractor’s name, address and contact information
  • Insurance information and the contractor’s license number, if required
  • A complete description of the project along with any work plans and sketches. This should also include start and completion dates as well as a list of job responsibilities.
  • A detailed materials list. You should specify product, size, type, model, quality, etc.
  • Project quote
  •  Payment schedule for the contractor, subcontractors and suppliers
  • Agreement on who (usually the contractor) will obtain all necessary permits
  • An explanation of how “change orders” will be handled. These terms will dictate the conditions in which a contractor can change or add to the work as well as the payment procedures for them.
